Monthly Payment Plan

Benefits of the Monthly Payment Plan
Simplicity
Property is purchased quickly and easily, with minimum out of pocket expense to service the interest payments though the life of the loan. Allows great deal of financial and schedule flexibility during property renovation and marketing. This is the simplest loan to obtain and maintain. Works well with the self employed. Minimum FICO rating of 630.

Costs and Fees
Interest and Points
4-6 points (not including normal closing costs: title fees, taxes, insurance, etc.). The average closing costs and fees for each loan will range between 9%-11% of the loan; depending on the amount of the loan, Seller's concessions/assists may be used to finance the closing costs, as long as the loan does not exceed 70% ARV. Interest only payments (no principal) until the property is sold or refinanced within the six month term. The interest rate is between 14-18% on an annual basis or 1.16-1.25% per month. Points can be deferred until the end of the loan, but the amount of points charged will increase by 5. (see our "No Money Down"/Partnership Loan)

PROPERTY TYPE
Residential, 1-4 Family, investor properties only. No owner occupied properties. Larger properties are subject to review and approval based on an appraisal.

TERM
4-6 points. 15% Interest. 6 month term maximum. Additional time is negotiable, but not guaranteed. No prepayment penalties. Monthly, interest only payments. 1st month's interest is paid in advance at closing.

LOAN AMOUNT
$60,000 minimum to $225,000 maximum. Up to 70% ARV.

Repair Funds
You don't have to borrow repair funds, however if Red Brick Financial, LLC is loaning only acquisition money, the loan will be based on 85% of the "as is" price, instead of 70% of the ARV as is normally the case.

Repair funds are paid on a reimbursement basis. Inspections are required on all repairs to the property. Loan holder schedules inspection appointments directly with the funding source and cost $150 per event. After inspection, receipts for material, labor, and and/or lien are submitted to funding source for reimbursement. We pay borrower for completed repairs according to pre-approved submitted draw schedule and details of work. Red Brick Financial LLC will advance no more than three draws though the life of the loan and are wired directly to the investors account. All work is documented with digital photos. Rehab portion of the loan willnot exceed 150% of the acquisition costs unless otherwise approved.

Special Considerations
Schedule
Investor needs to provide a completed construction schedule along with a proposed budget for every project. A form and or spreadsheet is provided in our Application Section.

Approval
Assuming the borrower is pre-qualified, loans can be approved in 48 hours or less and the loan shall close within one week of receiving all the required documents.

Restrictions
The sole purpose of these loans are to help an investor purchase, renovate, and either refinance, or sell the property. Investors are not permitted to live in a property mortgaged by Red Brick Financial, LLC.
